Asheville sits in a bowl where the French Broad and Swannanoa rivers meet, with ridges on every side, and that geography shapes what lands on the glass. Cool air settles into the valley overnight and leaves a mist on the windows most mornings from Biltmore Forest up to Beaverdam, and when it dries it takes whatever dust was in the air with it. The big one is pollen. The oaks, poplars and white pines that shade Vanderbilt Road, Kimberly Avenue and the streets of Grove Park let go in April, and for three weeks everything in town turns yellow. The older neighborhoods have their own issues. Montford, Grove Park, Kenilworth and the Kimberly Avenue corridor are full of 1920s homes with wood sash, divided lights and storm windows, and the space between the panes collects dust and condensation that nobody reaches. Lakeview Park homes around Beaver Lake sit low and damp, so the north glass grows a green film by late summer. Up on Town Mountain Road and Sunset Mountain the view windows are tall, face the weather, and get a higher dose of ultraviolet that bakes any residue on. How much does window cleaning cost in Asheville?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in Asheville?

Quarterly keeps the pollen, fog film and leaf debris under control for most Asheville homes, and we recommend an extra exterior visit right after the April pollen for homes under the oaks in Grove Park, Biltmore Forest and Montford. Houses with wood stoves or a lot of tree cover sometimes go to every two months through the fall and winter. Most people have the inside glass done once a year.

Can you clean the wood windows and storm panes on an older Montford or Grove Park home?

Yes. A lot of our Asheville work is on 1920s homes with wood sash, divided lights and exterior storm windows. We clean the storm panes and the sash behind them where the storms can be removed or opened, use gentle methods on old glass and painted muntins, and tell you up front if a pane is too fragile to work on safely.

Can you reach the tall view windows on a steep mountain lot?

In almost every case, yes. Homes on Town Mountain, Sunset Mountain and Beaverdam often have a two or three story wall of glass over a drop, and we clean it with water-fed poles from the ground and ladders where the slope allows. Tell us how many stories and whether the lot is steep on the quote form so we bring the right setup.
